The off water homes that we manage have a range of rental income from $5,200 to $11,000 for the past year. The homes that have a higher occupancy rate are the homes with 3 bedrooms and a pool. Expenses not included in above income are 17% rental commission and average $300.00 to $600.00 cleaning fee per year.
Renters top requests when picking a home for a vacation are pool, outdoor living space, 2 bathrooms, pet friendly and Internet/cable.
When investing in a rental home on Pine Island (St. James City), there is a year round market because of Pine Island’s great boating and fishing accesses. However, the peak rental time is (January, February and March) Attracting renters the rest of the year is based on location and other amenities.
If I were to invest in a rental home I would make sure my rental home would have a pool with a screened enclosure, tile floors (for pets), 2 bathrooms, 2/3 bedrooms, and a wide drive for a car and trailer.
